Independent thermal roof surveys in Kingston

Thermal roof surveys for homes and businesses in Kingston

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. If you are worried about leaks that are hard to trace and cold areas below the roof, we can find out what’s behind it, whatever the roof.

Villages like Kingston often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Any need for thermal images or a drone flight
  • How many separate roofs there are, like extensions, dormers and garages
  • Which survey package you book
  • The height of the building and how the roof can safely be seen

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Getting in touch

Getting the details right at the start saves time. Please include:

  • The property’s address and postcode
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • What’s prompted the survey

When you are ready to go ahead, call 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.

Leave it or get it looked at?

Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. For an older or listed building in a place like Kingston, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £400, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Honest limits

Before you book, it’s worth knowing what a survey will not do:

  • Proving moisture from the images alone
  • What’s inside walls or under coverings, without opening up
  • Reliable images in rain, strong wind or on a wet roof surface

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and doesn’t.

What this survey covers

  • Commercial roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions

Questions from Kingston

How do I find out if my home in Kingston is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Kingston?

Yes. We cover the whole of London and South East England, and Kingston is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us as you book.

How long will you be at the property?

It typically takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report follows by email.

How do I book a survey in Kingston?

It is easiest to call 07833 053749 or email us. Let us know the address and a little about the roof, and we will take it from there. We survey seven days a week.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

What a thermal roof survey looks like in Kingston

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. With Goodnestone Park about 3.8 miles north-east, Kingston sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Barham Church of England Primary School will know that big roofs are where aerial photos and thermal images show the most at once. For an older house near a landmark such as Church of St Giles, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What we look for on each type of roof

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere like Kingston needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Note where any stains or damp appear
  • For a flat or shared roof, check access with whoever owns or manages the building
  • If you’re buying, let the agent know when we’re coming

Arrange a survey

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
