Thermal roof survey in Teasley Mead: what you get
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey loft conversions, insulated roof spaces and flat roofs, and people most frequently book us about damp that repairs haven’t cured and leaks that are hard to trace.
Some older homes in villages like Teasley Mead are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

How the survey changes by roof type
Felt and asphalt flat roofs
Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. Any patterns are checked with moisture readings.
GRP fibreglass roofs
Cracks in GRP can let water into the boards beneath. We check cracks by eye and use the images to see whether there is a pattern around them.
Your questions about thermal roof surveys in Teasley Mead
Is my home in Teasley Mead listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover Teasley Mead?
Yes. We work right across London and South East England, and Teasley Mead is part of that. You can call 07833 053749 or email us with the address and a few details.
What happens next?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Can a thermal survey trace a roof leak?
It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It is used alongside a close inspection and moisture readings because the camera can’t confirm water on its own.
Does the weather affect a thermal survey?
The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
What happens on the day
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Older rural homes like those around Teasley Mead can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.

Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Leave the roof to people with safe access
- Clear a path to the loft hatch before we arrive
- Heat the home normally on the days before
- File the images with your roof records
We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.
Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.
Should I look at the roof myself first?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
Flying and imaging in Teasley Mead
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.
Take an older house close to All Saints: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps. Groombridge Place, about 2.4 miles south-east, is one of the historic houses in the wider area around Teasley Mead. Older roofs nearby can be steep and hard to see from ground level, and a survey from above or with a thermal imager doesn’t touch the roof itself.

What a thermal roof survey doesn’t cover
It’s a careful look at the roof, not the whole story. Its limits include:
- Reliable images in rain, strong wind or on a wet roof surface
- Whether the deck or roof structure is strong enough
- A formal energy assessment
