Thermal roof survey in Stone Cross
Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there is safe access. We are often asked to look into leaks that are hard to trace and ceilings that feel colder in places, across insulated roof spaces, flat roofs and commercial roofs.
Older buildings in small places like Stone Cross may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Proving moisture from the images alone
- A formal energy assessment
- Readings unaffected by sun, shade or reflections
If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.
Roof types and parts we check
- Insulated roof spaces
- Loft conversions
- Flat roofs
- Pitched roof slopes
- Ceilings below the roof
- Commercial roofs
What happens on the day
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Somewhere as small as Stone Cross, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- You get a report with thermal images, photographs and our recommendations.
Before the survey
- Note where any stains or damp appear
- Gather any invoices or paperwork from past roof work
- Leave side gates unlocked

Advice
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Photograph damp patches with the date
- Remember the conditions on the day affect the results
- Heat the home normally on the days before
- Leave the roof to people with safe access
Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
Landlords, agents and block managers in Stone Cross
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Airspace, weather and Stone Cross roofs
Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. About 1.1 miles south-east lies Groombridge Place, a reminder of how long the area around Stone Cross has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If yours is one of the older homes in the streets near Church of St Martin of Tours, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps. Take a building like Fordcombe Church of England Primary School: a view from above covers a wide roof far faster than walking it.

Why it is worth a survey now in Stone Cross
For buyers, a thermal survey adds detail that a visual inspection cannot give. Hidden problems found before exchange can be raised with the seller or agent. Older and listed buildings around Stone Cross may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Your questions about thermal roof surveys in Stone Cross
Is Stone Cross in the area you cover?
Yes, Stone Cross is one of the places we work. The survey and report are the same in Stone Cross as anywhere else.
Will you come out to Stone Cross?
Yes, Stone Cross is on our map. A small place gets exactly the same survey as a big one.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.
What’s the best way to book?
Just ring 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Other services in Stone Cross
Do you need a thermal roof survey in Stone Cross?
On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.
These are some of the problems a survey can pick up:
- Heat escaping through the roof
- Leaks far from where the stain appears
- Damp patches with no obvious cause
- Moisture around outlets and upstands
If you look after a shop, office or commercial unit, for instance near The Corn Exchange, thermal images can show trapped moisture across a wide commercial roof.
