Thermal roof survey in Petteridge: what you get

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when you book, and our report notes the conditions and how they affected what we saw. We survey loft conversions, pitched roof slopes and insulated roof spaces, and the problems we are asked to look at most are thin or uneven insulation in the roof and damp that repairs haven’t cured.

Somewhere as small as Petteridge, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Different roofs, different checks

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.

Pitched slate and tile roofs

Slate and tile roofs are frequently harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there’s safe access.

Signs you need a thermal roof survey in Petteridge

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which suits a purchase that is moving quickly.

It’s worth booking a survey if you’ve seen:

  • Moisture around outlets and upstands
  • Thin or uneven insulation in the roof
  • Damp patches with no obvious cause
  • Wet insulation beneath the membrane

Take an older house close to Ebenezer Church (Matfield): tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before you book

  • What the survey won’t cover
  • Is there a chance to talk the report through?
  • Whether the inside of the roof is included
  • Which parts of the roof they’ll actually see

What’s in a roof survey

Drones, thermal imaging and Petteridge roofs

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. About 3.8 miles south lies Scotney Castle, a reminder of how long the area around Petteridge has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Brenchley and Matfield Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof.

Petteridge is about 5 miles east of Royal Tunbridge Wells, in Kent. If you’re in Petteridge, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Petteridge is one of the towns and villages in Kent we cover for thermal roof surveys. For surveys nearby, see our Maidstone page.

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Remember the conditions on the day affect the results
  • Heat the home normally on the days before
  • Do not climb onto the roof to look for leaks yourself
  • Keep dated photos of any marks on ceilings

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

What we cannot see

It’s a careful look at the roof, not the whole story. Its limits include:

  • What’s inside walls or under coverings, without opening up
  • Readings unaffected by sun, shade or reflections
  • A formal energy assessment

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes
  • Loft conversions
  • Flat roofs
  • Ceilings below the roof

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. Somewhere like Petteridge needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Leave a clear route to the loft
  • Dig out any old roof reports or invoices
  • Leave side gates unlocked

Advice

Petteridge: your questions answered

Will you come out to Petteridge?

Yes. Petteridge is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Petteridge is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can you check my loft insulation with a thermal camera?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there’s safe access.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

What happens next?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and they go into the written report.

How long does the survey take?

Expect it to take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email.
