How a thermal roof survey works in Chiddingstone Causeway

What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. If you’ve noticed areas of a flat roof that may hold water and damp around chimneys and parapets, we can find out what’s behind it, on pitched roof slopes, insulated roof spaces and flat roofs alike.

Villages like Chiddingstone Causeway often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • What’s inside walls or under coverings, without opening up
  • Clear results when the conditions on the day are poor
  • Seeing water directly, as the camera shows temperature, not moisture

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

What this survey covers

  • Insulated roof spaces
  • Ceilings below the roof
  • Flat roofs
  • Pitched roof slopes
  • Commercial roofs
  • Loft conversions

When to book a survey in Chiddingstone Causeway

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

We are frequently asked to look at:

  • Heat escaping through the roof
  • Water getting in at parapets and stacks
  • Damp around roof outlets and upstands
  • Cold areas below the roof

If your house is among the older ones in the streets near Church of St Luke, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What to check before booking

  • Their insurance cover
  • What the survey will not cover
  • Is VAT included in the price?
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

Thermal roof surveys in Chiddingstone Causeway: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Steep or complicated roofs are frequently hard to see from ground level, which is where aerial photos and thermal images help. Chiddingstone Castle, about 1.5 miles south-west, is one of the historic houses in the wider area around Chiddingstone Causeway. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Clear a path to the loft hatch before we arrive
  • Remember the conditions on the day affect the results
  • Keep the heating on as usual before a heat loss survey
  • Keep the report to compare against after any repair

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

Leave it or get it looked at?

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

What we do, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. Around Chiddingstone Causeway, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We look at the roof from the ground, from windows and from the roof itself where it is safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. You get a report with thermal images, photos and our recommendations.

Preparing for the visit

  • Check pets are kept safely away
  • Gather any invoices or paperwork from past roof work
  • If the roof is shared, arrange access with whoever manages the building

Advice

Common questions in Chiddingstone Causeway

Is Chiddingstone Causeway within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Chiddingstone Causeway is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What conditions are best for thermal imaging?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Does thermal imaging work on slate and tile roofs?

It can be useful, though pitched roofs are typically harder to read. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there is safe access.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
