What a thermal roof survey doesn’t cover

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • Confirming water without moisture readings
  • An energy rating for the building
  • What’s inside walls or under coverings, without opening up

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Ceilings below the roof
  • Commercial roofs
  • Loft conversions
  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces

About our thermal roof survey in Crockenhill

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That is why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they don’t. Where something cannot be confirmed, we say what would help next. If you’ve noticed water getting in at parapets and stacks and damp that repairs haven’t cured, a survey will tell you what’s going on, whatever the roof.

In a small place like Crockenhill, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a hamlet or village like Crockenhill, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We look at the roof from ground level, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

  • Make sure the loft hatch can be reached
  • For a flat or shared roof, check access with the freeholder or managing agent

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Let us know where and when you’ve seen damp or stains
  • Check from ground level or a window, never by climbing
  • Clear a path to the loft hatch before we arrive
  • Keep the report to compare against after any repair

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Consider a repeat survey after major work on the roof in suitable weather.

Thermal roof surveys in Crockenhill: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. About 2.3 miles south-east lies Lullingstone Castle, a reminder of how long the area around Crockenhill has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of All Souls: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.

Crockenhill is about 2 miles east of Orpington, in Kent. Wherever you are in Crockenhill, we can come and survey your property. Across Kent, we cover Crockenhill. For surveys nearby, see our London page.

What happens if roof problems are left?

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. Older and listed buildings around Crockenhill may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

What we are asked to look at in Crockenhill

Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are often invisible from outside. A thermal camera adds another way of finding them.

Things that often lead to a survey include:

  • Missing or slipped insulation
  • Damp where roofs meet walls and chimneys
  • Patches of heat loss across the roof
  • Areas of a flat roof that may hold water

For site and facilities teams at buildings such as Crockenhill Primary School, thermal images can show where wet insulation sits under a big flat roof.

Before you book anyone

  • What experience they bring
  • Whether you get a written report with photos
  • Is there a chance to talk the report through?

What a roof survey includes

How we price thermal roof surveys

To price your survey, we look at:

  • The package you choose: Basic, Standard or Premium
  • Height and safe access
  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

These details help when you get in touch:

  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved
  • Your postcode, so we can check access and travel

A quick phone call is usually the easiest start: phone 07833 053749 or send us an email. The price is agreed before a date is set.

Crockenhill: your questions answered

Is Crockenhill within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Crockenhill listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it can’t be pinned down, the report suggests a next step, like electronic leak detection.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, which we then check with moisture readings.

What do I do with the report?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Will the survey show heat loss through my roof?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.
