Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Check that disused chimneys can still breathe
  • Photograph damp patches with the date
  • Have the flue swept and checked if you use the fire

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Chimney survey in Crockenhill

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney pots and cowls, shared and party-wall stacks and lead flashings, and the problems we are asked to look at most are worn or missing pointing and flashings pulling away from the stack.

Some older homes in villages like Crockenhill are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Landlords, agents and block managers in Crockenhill

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A structural engineer’s assessment
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Hidden damage within the stack

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What we look at

  • Chimney breasts
  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney pots and cowls
  • Flaunching

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Crockenhill: your questions answered

Can a landlord with a rental near Swanley station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

Is my home in Crockenhill listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s in the report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

What happens after the survey?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you inspect shared chimneys?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

How do I arrange a chimney survey in Crockenhill?

To book, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How the survey works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. In a small place like Crockenhill, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Jot down any questions you want answered

Chimney surveys in Crockenhill: local notes

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Lullingstone Castle about 2.3 miles south-east, Crockenhill sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For landlords with property near Swanley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as Church of All Souls are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings like Crockenhill Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Crockenhill is about 2 miles east of Orpington, in Kent. Whether the building in Crockenhill is a house, a flat or a commercial unit, we can survey the roof. Crockenhill is one of the places in Kent we cover for chimney surveys. There is also a page for London.
