Chimney surveys in Derry Downs

How the survey works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about one to two hours at a house, as part of a look at the roof around the stack. In Derry Downs, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Advice

Chimney survey in Derry Downs

Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. If you’ve noticed gaps where the stack meets the roof and damp on a chimney breast inside, we can find out what’s behind it, on brick chimney stacks, shared and party-wall stacks and chimney pots and cowls alike.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Derry Downs, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Different roofs, different checks

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We check the breasts and the stack in the roof space where we can reach.

Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photos.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check your stacks from ground level after strong winds
  • Keep the report to compare against at the next survey
  • Do not use a ladder to reach the stack yourself
  • Use a Gas Safe registered engineer for gas appliances

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

Landlords, agents and block managers in Derry Downs

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

When to book a survey in Derry Downs

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.

Things that often lead to a survey include:

  • Mortar washing out of the joints
  • Bricks with flaking faces
  • Staining on walls around the chimney
  • Redundant stacks capped without ventilation

The streets around a church such as St Andrew's are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Which parts of the roof they’ll actually see
  • Their track record with similar roofs
  • Will they check the loft as well as the outside?

What’s in a roof survey

Honest limits

To be straight with you, there are limits to any roof survey:

  • Whether a gas appliance or its flue is safe
  • Conditions inside walls
  • Flue inspections or sweeping

Questions from Derry Downs

Is my home in Derry Downs listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near St Mary Cray station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or email us with the address and a few details, including who will give access on the day.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

What does a roof survey cost?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Do you work in Derry Downs?

Yes. We cover Derry Downs and the rest of Greater London, as part of our work across London and the South East. For a price, phone 07833 053749 or email us.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Chimney surveys around Derry Downs

Lullingstone Castle, about 3.9 miles south-east, is one of the historic houses in the wider area around Derry Downs. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.

Derry Downs is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised. If you let a flat or house near St Mary Cray station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
