Thermal imaging roof survey in Brook, Kent
Thermal imaging to find moisture and heat loss patterns in a roof for Brook, from an experienced roof surveyor. Every survey comes with a written report and photographs.
- Moisture around outlets and upstands
- Water that travels before it shows
- Thin or uneven insulation in the roof
How a thermal roof survey works in Brook
We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There is a 12-month follow-up as well. We’re frequently asked to look into gaps in loft insulation and patches of heat loss across the roof, on pitched roof slopes, loft conversions and insulated roof spaces.
Some older homes in villages like Brook are listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. For a village or hamlet like Brook, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- For flats, check roof access has been agreed
- Move anything stored under the loft hatch
Getting a price
Most bookings start with a short call: call 07833 053749 or email us and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
Related advice
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Thermal roof surveys in Brook: local notes
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Steep or complicated roofs are frequently hard to see from ground level, which is where aerial photos and thermal images help.
If you live in an older home near Church of St Mary, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. If you look after a building such as Brook Community Primary School, thermal images can show where wet insulation sits under a big flat roof.

Surveys run seven days a week. To arrange a date, call 07833 053749 or drop us an email.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Can a thermal camera see water?
Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.
What affects the cost of thermal roof surveys
Several things affect the price of a survey:
- How many separate roofs there are, like extensions, dormers and garages
- Whether you choose the Basic, Standard or Premium Survey
- The use of thermal imaging or a drone
- The roof’s overall size
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £400, including VAT.
What we need to know
You do not need to know any roofing terms. It is enough to tell us:
- Any photos you have, taken from the ground or a window
- Access details, such as a loft hatch or a shared roof
- Where the property is, with the postcode
- Why you want a survey: buying, a leak, a storm or new work
If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
Different roofs, different checks
GRP fibreglass roofs
Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Readings unaffected by sun, shade or reflections
- Seeing water directly, as the camera shows temperature, not moisture
- A structural engineer’s assessment
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
What we check
- Loft conversions
- Pitched roof slopes
- Insulated roof spaces
- Flat roofs
- Commercial roofs
- Ceilings below the roof
Common roof problems in Brook
After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.
Signs worth acting on include:
- Patches of heat loss across the roof
- Leaks far from where the stain appears
- Cold areas below the roof
- Possible trapped moisture under a flat roof covering
If you look after a shop, office or commercial unit, for instance near County Square, a commercial roof can be photographed from above without anyone walking on it.
