Thermal roof surveys near Broomfield

About our thermal roof survey in Broomfield

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there is safe access. Typical surveys look at areas losing heat at the eaves and junctions and leaks that are hard to trace, on commercial roofs, insulated roof spaces and loft conversions.

Somewhere as small as Broomfield, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are checked ahead of the visit, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Leave it or get it looked at?

Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Broomfield questions

Is my home in Broomfield listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you cover smaller places like Broomfield?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.

What do I do with the report?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or email us.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check from ground level or a window, never by climbing
  • Remember the conditions on the day affect the results
  • Use the report as a baseline for later checks
  • Take photos of stains as they appear, so we can compare

Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

Surveys for landlords and agents in Broomfield

Freeholders and residents’ companies use a roof report to plan and budget.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Roof by roof

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours at most homes, and longer for a large or complex roof. Rural addresses near Broomfield can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Tell us about parking before the day
  • Have any questions written down, so nothing gets missed
  • Keep pets in another room

Drones, thermal imaging and Broomfield roofs

Broomfield is within about 2 miles of the coast, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For site and facilities teams at buildings such as Herne Church of England Infant School, a drone or thermal camera can show a large roof in a single visit. If you live in an older home near Church of St Bartholomew, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Broomfield is about 1 mile south-east of Herne Bay, in Kent. Broomfield is part of the area we cover and the surrounding area across London and South East England. Our Kent coverage includes Broomfield. For surveys nearby, see our Canterbury page.

We also cover Hunters Forstal (1 mile west), Herne (1 mile south-west), Hillborough (1 mile north-east), Millbank (1 mile south-east) and Hawthorn (1 mile east). We also work in nearby towns such as Canterbury (6 miles south-west), Margate (10 miles east), Ramsgate (11 miles east), Broadstairs (12 miles east), Whitstable (5 miles west) and Deal (14 miles south-east).
