- Cold areas below the roof
- Patches of heat loss across the roof
About our thermal roof survey in Kemsing
Your report sets out the thermal images alongside ordinary photographs, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. If you are worried about ceilings that feel colder in places and gaps in loft insulation, we can find out what’s behind it, on ceilings below the roof, pitched roof slopes and insulated roof spaces alike.
Around Kemsing, lots of roofs are low enough to see partly from the garden or the street. The parts you can’t see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from the ground.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Honest limits
Before booking, it’s worth knowing what a survey will not do:
- The condition of timbers we can’t see
- Insulation values or heat loss calculations
- Whether the deck or roof structure is strong enough
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What a survey covers and doesn’t.
What this survey covers
- Loft conversions
- Insulated roof spaces
- Ceilings below the roof
- Pitched roof slopes
- Flat roofs
- Commercial roofs
What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. A visit to Kemsing is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Preparing for the visit
- For a flat or shared roof, check access with whoever owns or manages the building
- Check pets are kept safely away
- Have keys ready for side gates, garages or roof access doors

Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Remember the conditions on the day affect the results
- Keep the report to compare against after any repair
- Leave the roof to people with safe access
- Note where damp appears and after what weather
You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.
Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.
Drones, thermal imaging and Kemsing roofs
The wider area around Kemsing has a long history of building, with Knole House about 2.8 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
Take an older house close to Church of St Mary: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building such as Kemsing Primary School, thermal images can show where wet insulation sits under a big flat roof.

Why get it checked now?
If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you spend. Arranging work in a smaller place like Kemsing is easier with notice than in an emergency. A survey gives you that notice.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Kemsing: your questions answered
Is my home in Kemsing listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you carry out roof surveys in Kemsing?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Will you photograph what you find?
Yes. Photos are part of every report.
Can you check my loft insulation with a thermal camera?
It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there’s safe access.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Checking the roof from ground level
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
