Drone roof survey in Kemsing: what you get
We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Each flight is planned with the site and its surroundings in mind. Airspace and weather are checked before every flight. Safety comes first on every visit. We survey fragile roofs, flat roofs on upper floors and chimney stacks, and the problems we’re asked to look at most are lead work pulling away at abutments and tired mortar and pots at the top of a stack.
Places like Kemsing can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Different roofs, different checks
Chimney stacks
The drone shows the outside of the stack, and it isn’t a flue or gas safety check. If the flue needs a specialist, we will tell you.
Steep slate and tile slopes
Old slates and clay tiles can crack underfoot. The drone sees them without touching them, so the survey does not add damage.
DIY checks: what’s safe
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What a drone roof survey looks like in Kemsing
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. Every flight is checked against the Drone Safety Map first.
Take an older house close to Church of St Mary: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. If you look after a building like Kemsing Primary School, thermal images can show where wet insulation sits under a big flat roof. Knole House lies about 2.8 miles south, so building around Kemsing goes back a long way. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera does not touch the roof itself.

- Anything inside the loft or under the coverings

What a survey costs
All our prices include VAT. The things that change the price are:
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
- The use of thermal imaging or a drone
- The height of the building and how the roof can safely be seen
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Drone roof survey starts from £400, including VAT.
Getting in touch
These details help when you get in touch:
- Access details, such as a loft hatch or a shared roof
- Any stains, drips or damp patches you’ve seen indoors
- Your timetable, such as an exchange date
- The style of property, from a terrace to a block
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or drop us an email.
Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Let us know about any leaks or concerns
- Make sure the loft can be reached
- Allow for a change of day in poor weather
- A word with neighbours beforehand helps
Premium also includes a 12-month follow-up. It shows whether anything has moved or worn since the first visit.
Keep gutters, valleys and outlets clear, especially in autumn. On high roofs, leave clearing to a professional. Many leaks start with a blocked outlet.
Questions from Kemsing
Do you cover smaller places like Kemsing?
We do. A small place gets exactly the same survey as a big one.
Is drone flying allowed in Kemsing?
The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or a downpour.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
What do I do with the report?
You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What we do, step by step
Once we’ve finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. On timing, most surveys take about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there often is around Kemsing, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.
- We start by making sure a drone flight makes sense for the roof.
- A date is fixed, with a fallback in case the weather turns.
- We fly over the roof, keeping the camera on the property we are surveying.
- If the loft can be reached safely, it is checked too.
- Everything is written up, with the aerial photos and our advice.
Getting ready for the survey
- If you are buying, let the agent know when we’re coming
- Move anything stored under the loft hatch
- If the roof is shared, arrange access with whoever manages the building
