What a drone roof survey looks like in Romney Street

Historic houses like Lullingstone Castle, about 2.3 miles north-west, show how far back building in the area around Romney Street goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

For an older house near a landmark such as Church of Saint Mary the Virgin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Drone roof surveys for homes and businesses in Romney Street

Tall, steep, large or fragile roofs cannot always be inspected up close. A drone takes close-up photographs of those roofs from the air. You see slates, ridges, chimneys, valleys and gutters in detail, including slopes that can’t be seen from the street. The photos go into a written report. It also suits roofs that would be damaged by someone walking on them. Where a flight isn’t possible, we explain why. We survey chimney stacks, valleys and parapet gutters and large and complex roofs, and people most often book us about flashings that have come away and ridge and hip pieces working loose.

Older buildings in small places like Romney Street may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What affects the price in Romney Street

A few things affect what a survey costs:

  • Roof area
  • Commercial roofs and larger buildings
  • Which survey package you book
  • Whether thermal imaging or a drone is needed

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Helping us price your survey

Before you get in touch, it is useful to have:

  • How the loft is reached, if there is one
  • The type of building and roof, such as pitched or flat
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

What we can’t see

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • The underside of the roof (that needs an inside check)
  • Roofs and gardens beyond the one we’re surveying
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

What we look at

  • Valleys and parapet gutters
  • Chimney stacks
  • Large and complex roofs
  • Tall and steep roofs
  • Fragile roofs
  • Flat roofs on upper floors

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Different roofs, different checks

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. A drone shows cracked mortar and loose ridge tiles.

Chimney stacks

Chimney tops are hard to see from the ground. A drone gets close to the pots, flaunching, pointing and flashings.

Why act early in Romney Street

It’s hard to plan maintenance for a roof nobody has looked at. Our report shows the condition of each area, with recommendations prioritised by urgency where relevant. That helps you put the work in order. Around Romney Street, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

How the survey works

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, emailed to you. On timing, most surveys take between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Around Romney Street, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You give us the address and tell us about the roof.
  2. We check the airspace and seek any permission needed.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

How to prepare

  • Agree roof access with the managing agent if it is shared
  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch

Advice

Questions from Romney Street

Are there drone restrictions around Romney Street?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying.

Is my home in Romney Street listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long does the survey take?

Most surveys take about one to two hours for a house, and more on a big or complicated roof. The report follows by email.

Does the weather affect the survey?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you take photos of the roof?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.
