Thermal roof surveys in Knockholt

About our thermal roof survey in Knockholt

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. We survey ceilings below the roof, loft conversions and insulated roof spaces, and people most often book us about heat escaping through the roof and damp around chimneys and parapets.

In a village or hamlet like Knockholt, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are checked ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes between one and two hours at a typical home, and longer for a large or complex roof. For a village or hamlet like Knockholt, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Advice

Landlord and commercial surveys in Knockholt

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

What we look for on each type of roof

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.

Checking the roof from the ground

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

How we price thermal roof surveys

Not every roof costs the same to survey, for these reasons:

  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone
  • The shape of the roof and its details

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Booking your survey

If you can, have these to hand when you contact us:

  • The property’s address and postcode
  • Any marks or damp showing indoors
  • What made you get in touch
  • What kind of property and roof it is

To arrange a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

Thermal roof surveys in Knockholt: local notes

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.

If yours is one of the older homes in the streets near St Katharine's Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Down House, about 2.7 miles north-west, is one of the historic houses in the wider area around Knockholt. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.

Knockholt is about 4 miles north-west of Sevenoaks, in Kent. From houses to flats and shops in Knockholt, we can survey the roof. Knockholt is one of the places in Kent where we work for thermal roof surveys. London is in our area too.

Here we cover the TN14 postcode area for thermal roof surveys. If you need a thermal roof survey at a property on Main Road and Blueberry Lane or a nearby road, we can survey it. What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A formal energy assessment
  • Hidden layers that need to be opened up to check
  • Reliable images in rain, strong wind or on a wet roof surface

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

Questions from Knockholt

Do you cover Knockholt?

Yes. Our area covers London and South East England, and Knockholt is part of that. You can call 07833 053749 or email us with the address and some details, and we will talk through which survey suits.

Is my home in Knockholt listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Does thermal imaging detect leaks directly?

The camera does not see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. The report is sent afterwards by email.
