For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Thermal roof survey in Boxley

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. Typical surveys look at moisture around outlets and upstands and gaps in loft insulation, across insulated roof spaces, commercial roofs and loft conversions.

Somewhere as small as Boxley, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Boxley questions

Is my home in Boxley listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Boxley?

Yes, Boxley is one of the places we work. The survey and report are the same in Boxley as anywhere else, and visits run on weekdays and weekends.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

What do I do with the report?

You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Don’t climb onto the roof to look for leaks yourself
  • Use the report as a baseline for later checks
  • Heat the home normally on the days before
  • Keep a record of when stains appear

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Commercial roofs and larger buildings
  • Roof area
  • Which survey package you book
  • Any need for thermal images or a drone flight

All our prices include VAT. Our price is from £400, including VAT. We confirm the price for your survey before booking.

What we need to know

We will usually ask about:

  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block
  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside

We confirm the price for your roof before you book, so you know where you stand. Our price is from £400, including VAT. For a price for your roof, call 07833 053749 or send us an email.

Do you need a thermal roof survey in Boxley?

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there’s a clear difference between inside and outside.

A survey can pick up problems such as:

  • Leaks that are hard to trace
  • Areas of a flat roof that may hold water
  • Damp around roof outlets and upstands
  • Thin or uneven insulation in the roof

For businesses in and around places such as Fremlin Walk, large commercial roofs are often easiest to see by drone or thermal camera.

Choosing a roof surveyor

  • What they won’t be able to tell you
  • What follow-up you get after the report
  • Whether the roof space is looked at, where there is one
  • Which parts of the roof they’ll actually see

What a roof survey includes

What we do, step by step

We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for a house, or half a day or so for a commercial building. Somewhere as small as Boxley, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • Leave a clear route to the loft
  • Buyers: confirm access with the estate agent or seller
  • Keep pets in another room

Drones, thermal imaging and Boxley roofs

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help. The wider area around Boxley has a long history of building, with Stoneacre about 4 miles south. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

Take an older house close to St Mary's and All Saints Church: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps. If you look after a building such as Sandling Primary School, a view from above covers a wide roof far faster than walking it.
