Why it is worth a survey now in Boxley

If you’re buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

About our chimney survey in Boxley

A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’ve noticed damp patches on chimney breasts and pots or cowls that look unsafe, we can find out what’s behind it.

Older buildings in small places like Boxley may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • A structural engineer’s assessment
  • Whether a gas appliance or its flue is safe

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

  • Lead flashings
  • Flaunching
  • Chimney pots and cowls
  • Chimney breasts
  • Shared and party-wall stacks
  • Brick chimney stacks

Tips from our surveys

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Use a Gas Safe registered engineer for gas appliances
  • Use the report as a baseline for future checks
  • Photograph damp patches with the date
  • Check your stacks from ground level after strong winds

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

Signs you need a chimney survey in Boxley

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and the report recommends a structural engineer if support is a concern.

A survey can pick up problems such as:

  • Redundant stacks capped without ventilation
  • Loose, cracked or missing pots
  • Cracked or missing flaunching
  • Eroded joints in the brickwork

For businesses in and around places such as Fremlin Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What’s outside the scope of the survey

What’s in a roof survey

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Common questions in Boxley

Do you survey roofs for landlords with property near Maidstone East station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in Boxley is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Do you need to go on the roof to check the chimney?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

How the survey works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two at most homes, and more on a big or complicated roof. Somewhere like Boxley needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building
