About our thermal roof survey in Oad Street

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. If you’re worried about areas losing heat at the eaves and junctions and moisture around outlets and upstands, we can find out what’s behind it, whatever the roof.

Somewhere as small as Oad Street, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Somewhere as small as Oad Street, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Advice

Why get it checked now?

Heat lost through a roof costs money every winter. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. Where a roof is exposed, as many are in small places like Oad Street, driving rain gets into any weakness, and damp in older walls is slow to dry out.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Common questions in Oad Street

Is my home in Oad Street listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Oad Street?

We do. A small place gets exactly the same survey as a big one.

Is thermal imaging good for finding leaks?

It often helps show where to look. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

How long is the visit?

Expect it to take between one and two hours at a typical home, with bigger or more complicated roofs taking longer. The written report follows by email.

Tips that help

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Don’t climb onto the roof to look for leaks yourself
  • Note where damp appears and after what weather
  • Keep the heating on as usual before a heat loss survey
  • Take photos of stains as they appear, so we can compare

Where a pattern cannot be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

Different roofs, different checks

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We check cracks by eye and use the images to see whether there is a pattern around them.

Drones, thermal imaging and Oad Street roofs

Oad Street is within about 5 miles of the coast, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Take an older house close to Church of St Peter and St Paul: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps. Anyone responsible for a site like Borden Church of England Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirming water without moisture readings
  • An energy rating for the building
  • Readings unaffected by sun, shade or reflections

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Insulated roof spaces
  • Pitched roof slopes
  • Ceilings below the roof
  • Commercial roofs
  • Loft conversions
  • Flat roofs
