About our thermal roof survey in Stick Hill

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera does not see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed missing or slipped insulation and leaks far from where the stain appears, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Stick Hill may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • A structural engineer’s assessment
  • An energy rating for the building
  • Proving moisture from the images alone

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

Signs you need a thermal roof survey in Stick Hill

Once a leak has been fixed, people frequently ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped when the conditions on the day are suitable.

Here are some of the things we see frequently:

  • Gaps in loft insulation
  • Water getting in at parapets and stacks
  • Possible trapped moisture under a flat roof covering
  • Damp around roof outlets and upstands

If you own one of the older houses in the streets near Church of the Holy Trinity, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What a roof survey includes

Airspace, weather and Stick Hill roofs

Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Common questions in Stick Hill

Is my home in Stick Hill listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Stick Hill within the area you cover?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report is sent afterwards by email.

Will thermal imaging find my leak?

It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source can’t be confirmed, we will say what could help next, such as electronic leak detection.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does thermal imaging detect leaks directly?

The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

How it works

After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Older roofs in small places like Stick Hill can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Find any records of previous roof work
  • Have any questions written down, so nothing gets missed
  • Agree roof access with the managing agent if it is shared
