How a thermal roof survey works in Fordwich

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there is safe access. We’re often asked to look into stains that keep coming back and damp around roof outlets and upstands, across pitched roof slopes, ceilings below the roof and commercial roofs.

In a small place like Fordwich, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Fordwich: your questions answered

Is Fordwich within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Fordwich in the area you cover?

Yes, Fordwich is one of the places we work. The survey and report are the same in Fordwich as anywhere else, and visits run on weekdays and weekends.

Does thermal imaging detect leaks directly?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

What happens next?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

What a thermal roof survey looks like in Fordwich

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

For an older house near a landmark such as Church of St Mary the Virgin, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps. For businesses in and around places like Whitefriars Shopping Centre, thermal images can show trapped moisture across a wide commercial roof. For site and facilities teams at buildings such as Sturry Church of England Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

Why act early in Fordwich

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Older cottages and farmhouses around Fordwich can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

When you need someone else

In fairness, a roof survey has limits:

  • Seeing water directly, as the camera shows temperature, not moisture
  • An energy rating for the building
  • Readings unaffected by sun, shade or reflections

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What our survey covers.

What this survey covers

  • Pitched roof slopes
  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs
  • Loft conversions
  • Flat roofs

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Older rural homes like those around Fordwich can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Preparing for the visit

  • Leave a clear route to the loft
  • Agree roof access with the managing agent if it’s shared
  • Dig out any old roof reports or invoices

Advice

What we look for on each type of roof

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We back up what the camera shows with a look in the loft where we can.
