- Whether the deck or roof structure is strong enough

About our thermal roof survey in Kingsdown
On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you can’t usually tell from the surface. Moisture readings are then used to check what the camera suggests. We are often asked to look into areas of a flat roof that may hold water and damp that repairs haven’t cured, across commercial roofs, loft conversions and pitched roof slopes.
Around Kingsdown, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a typical home, and more on a big or complicated roof. You’re welcome to ask questions while we’re there. A visit to a smaller place like Kingsdown is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Show us where any leaks or stains appear
- Mention any parking restrictions on your street

Roof by roof
Felt and asphalt flat roofs
On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.
Single-ply and EPDM roofs
Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.

Drones, thermal imaging and Kingsdown roofs
Kingsdown lies within about 1 mile of the sea, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Historic houses like Walmer Castle, about 1 mile north, show how far back building in the area around Kingsdown goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near St. John the Evangelist, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building like Kingsdown and Ringwould CofE Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

Kingsdown: your questions answered
Do you carry out roof surveys in Kingsdown?
Yes. We cover the whole of London and South East England, and Kingsdown is part of that. You can phone 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.
Is Kingsdown within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.
How much does a thermal roof survey cost?
It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
What affects the price in Kingsdown
Prices vary from roof to roof, for these reasons:
- Height and safe access
- The number of roofs, including extensions and garages
- The use of thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Thermal roof survey starts from £400, including VAT.
Getting in touch
These details help when you contact us:
- The reason for the survey, such as buying, a leak or storm damage
- Anything about access we should know
- Any photos you have, taken from ground level or a window
- The kind of building and roof involved
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.
Landlords, agents and block managers in Kingsdown
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
What happens if roof problems are left?
Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Around Kingsdown, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
