Drone roof surveys for Lower Holloway homes and businesses

The survey, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two at most homes, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Lower Holloway runs like any other.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that is needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Buyers: confirm access with the estate agent or seller
  • Unlock side gates and any roof access doors

Arrange a survey

Most bookings start with a short call: phone 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Advice

How a drone roof survey works in Lower Holloway

Before any flight, we check the airspace. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we can’t fly, we use other safe vantage points instead and explain why. Prisons have their own drone restriction zones too. We are often asked to look into flashings that have come away and cracked flaunching or loose chimney pots, on tall and steep roofs, chimney stacks and valleys and parapet gutters.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why it’s worth a survey now in Lower Holloway

Planning roof work without seeing the roof is a gamble. Our report shows the condition of each area. That helps you put the work in order. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Every price we give includes VAT. Prices start from £400, including VAT. You will know the price for your roof before booking.

Lower Holloway questions

Is parking a problem for a survey in Lower Holloway?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Are there drone restrictions around Lower Holloway?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

What if it rains on the day?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

What will the report tell me?

Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How we price drone roof surveys

Prices vary from roof to roof, for these reasons:

  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

Some details help us recommend the right survey and price. When you contact us, it’s useful to mention:

  • What’s prompted the survey
  • What kind of property and roof it is
  • Access details, such as a loft hatch or a shared roof
  • The property’s address and postcode

To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Drones, thermal imaging and Lower Holloway roofs

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. About 2 miles north-west lies Witanhurst, a reminder of how long the area around Lower Holloway has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Controlled parking zones are common in London, so mention any permit rules for Lower Holloway, along with any off-street space. Shop and office owners around Brunswick Centre may find that a commercial roof can be photographed from above without anyone walking on it.

Tips that help

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Clear the loft hatch so we can check inside too
  • Tell us the exact address as you book
  • Allow for a change of day in poor weather
  • Book early if you’re near an airport

File the report and photos with your home documents. They’re a useful baseline for future surveys.

Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, so small faults are dealt with early.

Honest limits

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A flight where airspace permission is refused
  • Whether the roof structure meets design loads
  • A flight on a day when the weather isn’t safe

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. What a survey covers and does not.

What we look at

  • Chimney stacks
  • Large and complex roofs
  • Fragile roofs
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Valleys and parapet gutters

What we’re asked to look at in Lower Holloway

From the pavement, most of a tall roof is out of sight. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years, which is why owners turn to a drone.

Typical things we’re asked to look at include:

  • Outlets choked with leaves and silt
  • Moss building up on slopes and in gutters
  • Ridge pieces that have lifted
  • Tired mortar and pots at the top of a stack

For hotels and guest houses around Lower Holloway, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition.

Choosing a roof surveyor

  • What experience they bring
  • What exactly goes into their report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether you can ask questions once you have the report
