- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Responsibility under a lease
- Walls, floors and services beyond the roof

Landlord roof survey in Lower Holloway: what you get
A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. If you are worried about slipped or missing slates and tiles and damaged party-wall upstands or parapets, we can find out what’s behind it.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Lower Holloway has one, it needs checking from somewhere that can actually see it.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

What we are asked to look at in Lower Holloway
A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause from what’s visible.
A survey makes sense if you’ve noticed:
- Failed flashings at walls and chimneys
- Parapets and upstands in poor repair
- Gaps where tiles or slates have slipped
- Choked outlets and gutters
If you own one of the older houses in the streets near St David, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Before you book anyone
- Whether the loft is part of the inspection
- What’s outside the scope of the survey
- What experience they bring
- Their drone registration, if they fly one
What affects the price in Lower Holloway

FAQs for Lower Holloway
Is parking a problem for a survey in Lower Holloway?
It rarely stops a survey, but it’s worth planning. Tell us what parking is available nearby, and the visit is planned around it.
Does a conservation area affect roof work in Lower Holloway?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Who do you carry out landlord roof surveys for?
Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Owners in a shared building book it too.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
Will the survey cover the whole building?
No. We survey the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.
Can you survey in bad weather?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
How the survey works
The aim of the visit is simple: to see as much of the let or shared roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. In Lower Holloway, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the roof space is arranged by you or your agent.
- Each roof is checked from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
How to prepare
- Have any paperwork from past roof work to hand
- If you are buying, check with the agent that we can get in
- Show us where any leaks or stains appear

Advice
Roofs, chimneys and gutters in Lower Holloway
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. About 2 miles north-west lies Witanhurst, a reminder of how long the area around Lower Holloway has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Homes near green spaces like St Mary Magdalene Gardens can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you own a rental within reach of Caledonian Road & Barnsbury station, the gap between tenancies is a good time to have the roof looked at.
