Drone roof survey in Barnes

A drone shows the outside of a roof very well, but it can’t see inside. Where there is safe access, we look in the roof space too, because the underside tells its own story. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. If there is no safe loft access, the report says so. We survey tall and steep roofs, fragile roofs and valleys and parapet gutters, and common reasons people get in touch are lifted or split lead flashings and plant growth and moss on the roof.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what can’t be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Leave it or get it looked at?

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller. In Barnes, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • Flights in a restricted zone without permission
  • Photos in conditions too poor to fly

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Flat roofs on upper floors
  • Fragile roofs
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Large and complex roofs
  • Chimney stacks

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In Barnes, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

How to prepare

  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at
  • Note where any stains or damp appear

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

When to book a survey in Barnes

Big commercial and industrial roofs cover a lot of ground. A drone can photograph a large roof methodically, showing patterns of wear that are hard to spot up close. You see the whole roof, not just the parts near an access point.

Signs worth acting on include:

  • Worn lead at chimneys and walls
  • Cracked slates and tiles out of sight from below
  • Tired mortar and pots at the top of a stack
  • Plant growth and moss on the roof

If your house is among the older ones in the streets near Barnes Methodist Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Mention anything you’ve noticed on the roof
  • Keep dogs indoors during the visit
  • Allow time for permission if you are in a flight restriction zone
  • A word with neighbours beforehand helps

The Premium Survey includes an in-person consultation to go through what the drone showed. You can ask about anything that isn’t clear.

Have high or hard-to-reach roofs surveyed every few years. Comparing surveys shows what is wearing, and early repairs keep water out.

Questions from Barnes

How do I find out if my home in Barnes is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can parking be tricky for a visit in Barnes?

Parking in Barnes, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

What happens next?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do drone rules differ in central London?

Some areas need permission from NATS before any flight. If permission isn’t possible, we inspect by other means.
