Drone Roof Survey in Locksbottom
Drone roof surveys in Locksbottom and the rest of Greater London. We survey on weekdays and at weekends.
- Loose ridge and hip tiles
- Worn lead at chimneys and walls
- Debris building up in hidden gutters
How the survey works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.
- First, we check whether a drone is the right tool.
- A date is fixed, with a fallback in case the weather turns.
- The roof is photographed from the air, with the camera kept on your property.
- We also look inside the loft space where it is safe.
- The report sets out what we found, with photos and recommendations.
How to prepare
- Check pets are kept safely away
- Mention any parking restrictions on your street
- Have any questions written down, so nothing gets missed

Drone roof survey in Locksbottom: what you get
Some roofs are hard or unsafe to reach. Our drone roof survey gets a camera close to them without anyone climbing. It shows coverings, ridges, chimneys, valleys and gutters clearly. The photos go into a written report. It also suits roofs that would be damaged by someone walking on them. If we cannot fly, we tell you why. Typical surveys look at flat roofs on upper floors that hold water and loose ridge and hip tiles, across chimney stacks, large and complex roofs and flat roofs on upper floors.
London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Locksbottom is checked before any drone flight, and where permission is needed, the flight waits for it.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How we price drone roof surveys
Prices vary from roof to roof, for these reasons:
- How complicated the roof is, with its valleys, chimneys and parapets
- Basic, Standard or Premium
- The number of roofs, including extensions and garages
- The use of thermal imaging or a drone
Every price we give includes VAT. Prices start from £400, including VAT. We confirm the price for your survey before booking.
Booking your survey
What helps most when you contact us:
- Any marks or damp showing indoors
- When you need the report by
- The type of building and roof, such as pitched or flat
- Photos of the roof, taken safely from the ground or a window
To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You will know the price before anything is booked.
What you can safely check yourself
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Signs you need a drone roof survey in Locksbottom
Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until it causes a leak inside. From above, they’re easy to see.
Most people get in touch after spotting something like this:
- Flashings that have come away
- Gaps where slates or tiles have gone
- Damage after a storm that cannot be seen from below
- Cracked flaunching or loose chimney pots
Take a building like Darrick Wood Infant & Nursery School: thermal images can show where wet insulation sits under a big flat roof.
Choosing a roof surveyor
- Is VAT included in the price?
- What experience they bring
- Whether the inside of the roof is included
- Whether any drone flown is registered with the CAA
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Share the postcode so we can check for restrictions
- Tell us about any leaks or concerns
- Move stored items away from the hatch
- Keep a clear space in the garden or drive for take-off
Premium also includes a 12-month follow-up. It shows whether anything has moved or worn since the first visit, and whether work has done its job.
Look at the roof from the ground after strong winds. Debris in the garden is a sign to act on. A drone survey can show what has shifted.

What this survey cannot tell you
A survey is a careful look at the roof, but it cannot do everything. The main limits are:
- Flights in a restricted zone without permission
- Flights in strong wind or a downpour
- What’s under the slates, tiles or felt
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

What a drone roof survey looks like in Locksbottom
London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Down House, about 2.7 miles south, is one of the historic houses in the wider area around Locksbottom. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For a London address like Locksbottom, it’s useful to know about controlled parking before the day, along with any off-street space. If you run a business near The Mall, thermal images can show trapped moisture across a wide commercial roof.

Questions from Locksbottom
Will parking be an issue for a roof survey in Locksbottom?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Does a conservation area affect roof work in Locksbottom?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
What if my home is near an airport?
Sometimes, with permission. Airports such as Gatwick, Luton and Southampton have flight restriction zones, and a flight inside one needs the airport’s or air traffic control’s say-so. Without it, we inspect from other safe viewpoints.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Do you climb onto every roof?
Only if it is safe. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
