Drone roof surveys for homes and businesses in Hampstead Garden Suburb

Our drone weighs under 250g, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. We keep it in sight throughout, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. Safety comes first on every visit. We survey tall and steep roofs, valleys and parapet gutters and large and complex roofs, and people most frequently book us about ridge and hip pieces working loose and vegetation in valleys and gutters.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we are surveying, with care for neighbours’ privacy. Let us know about the building and access when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Common roof problems in Hampstead Garden Suburb

Many roofs are never seen properly from the ground. You cannot see the back slope, the valleys or the chimney tops. Faults there can go unnoticed for years.

It is worth booking a survey if you’ve seen:

  • Cracked mortar along the ridge
  • Ponding and splits on a high flat roof
  • Moss building up on slopes and in gutters
  • Chimney tops in poor condition

If you look after a shop, office or commercial unit, for instance near Brent Cross Shopping Centre, thermal images can show trapped moisture across a wide commercial roof.

What to check before booking

  • How long the report takes to arrive
  • Are they insured for the work?
  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?

What a roof survey includes

Prices for drone roof surveys in Hampstead Garden Suburb

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets
  • The height of the building and how the roof can safely be seen
  • Roof area

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for the job before you book.

Helping us price your survey

Some details help us point you to the right survey and price. When you contact us, tell us:

  • Where the property is, with the postcode
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or use the contact form.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It usually takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In Hampstead Garden Suburb, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You give us the address and let us know about the roof.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors
  • If the roof is shared, arrange access with whoever manages the building

Advice

What a drone roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • Flights in strong wind or a downpour
  • Flying in a flight restriction zone without the airport’s permission

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.

What this survey covers

  • Flat roofs on upper floors
  • Chimney stacks
  • Fragile roofs
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Large and complex roofs

How the survey changes by roof type

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. We record the signs of age we can see.

Valleys and parapet gutters

When a parapet outlet blocks, water can come inside. Outlets and any debris around them are photographed.

FAQs for Hampstead Garden Suburb

Can you fly a drone over a roof in Hampstead Garden Suburb?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Does a conservation area affect roof work in Hampstead Garden Suburb?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it when you book and we’ll explain what’s needed.

Do you climb onto every roof?

Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

What happens next?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Landlords, agents and block managers in Hampstead Garden Suburb

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
