About our drone roof survey in Bromley

Neighbours’ privacy matters on every flight. We keep the camera on the roof we are surveying, not on neighbouring homes and gardens. If your roof is joined to a neighbour’s, it’s worth letting them know about the visit. We survey the roof you’ve asked us to look at. Flights are kept as short as the job allows and focused on the roof in question. If you’re worried about hidden gutters full of leaves and moss building up on slopes and in gutters, a survey will tell you what’s going on, whatever the roof.

London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Bromley is checked before any drone flight, and permission is never taken for granted.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How it works

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

Before the survey

  • Let us know about parking near the property
  • Buyers: confirm access with the estate agent or seller

Bromley questions

Does a conservation area affect roof work in Bromley?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Are there drone restrictions around Bromley?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London City Airport comes within about 1 mile of Bromley. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or heavy rain also stops a small drone flying.

What do I do with the report?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

Will you check the loft?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

How long does the survey take?

That depends on the size and shape of the roof; most visits take an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. The report is sent afterwards by email.

What we look for on each type of roof

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. From above, we can see the linings, the joints and any debris.

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. With a drone, nobody has to go near them.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Keep a clear space in the garden or drive for take-off
  • Share the postcode so we can check for restrictions
  • Tell next door if the drone will be near their property
  • Book early if you are near an airport

File the report and photos with your home documents. They’re a useful baseline for future surveys, and they help if you sell.

Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, and early repairs keep water out.

How we price drone roof surveys

All our prices include VAT. The things that change the price are:

  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT. Prices start from £400, including VAT. You will know the price for your survey before you book.

What to let us know when you contact us

Before you get in touch, it helps to have:

  • The type of building and roof, like pitched or flat
  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one

Most bookings start with a short call: phone 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

Leave it or get it looked at?

From the ground, you are guessing about most of a tall roof. A drone replaces that guesswork with clear photos, slope by slope. It’s far easier to plan work when you can see the problem. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
