Need a drone roof survey in Bexleyheath?

Different roofs, different checks

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. A drone shows cracked mortar and loose ridge tiles.

Steep slate and tile slopes

Walking on fragile coverings can break them. The drone sees them without touching them.

About our drone roof survey in Bexleyheath

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on. The roof is photographed without being disturbed. We check the airspace for your address ahead of the visit. We will tell you if another approach would work better. If you’ve noticed wind damage high on the roof and flat roofs on upper floors that hold water, we can find out what’s behind it.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Bexleyheath as anywhere. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Drone roof surveys in Bexleyheath: local notes

Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

Bexleyheath is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking. Historic houses like Red House, about 0.4 miles south-west, show how far back building around Bexleyheath goes. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. For businesses in and around places such as Broadway Shopping Centre, big, flat commercial roofs are where close-up aerial shots and thermal images help most.

What happens if roof problems are left?

Planning roof work without seeing the roof is a gamble. You get photographs of every part we can see, with recommendations prioritised by urgency where relevant. That helps you put the work in order. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Prices quoted always include VAT, and the report is not charged as an extra. Drone roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

How we price drone roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • How big the roof is

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What we need to know

These details help when you get in touch:

  • Photos of the roof, taken safely from ground level or a window
  • What made you get in touch
  • The property’s address and postcode
  • The kind of building and roof involved

To book a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Questions from Bexleyheath

Can you fly a drone over a roof in Bexleyheath?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

How do I find out if my home in Bexleyheath is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. It normally takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Bexleyheath runs like any other.

  1. You give us the address and tell us about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

Before the survey

  • Make sure the loft hatch can be reached
  • Make sure pets are kept safely away
  • If you are buying, let the agent know when we’re coming

Advice

Honest limits

It helps to know what a survey will not do before you book:

  • Flights in a restricted zone without permission
  • Whether the roof structure meets design loads
  • A flight on a day when the weather isn’t safe
