Drone roof surveys for homes and businesses in Plashet

They suit tall buildings, steep or large roofs and roofs that are hard to see from ground level. They also suit fragile roofs that nobody should walk on, such as old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. We check the airspace for your address ahead of the visit. We will tell you if another approach would work better. Common reasons to book are outlets choked with leaves and silt and lifted or split lead flashings, across large and complex roofs, chimney stacks and fragile roofs.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Common questions in Plashet

Can you fly a drone over a roof in Plashet?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London City Airport comes within about 1 mile of Plashet. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone can’t fly safely in strong wind or heavy rain.

Is my home in Plashet listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Do you cover Plashet for drone roof surveys?

Yes. We survey roofs across London and South East England, and that includes Plashet.

Can you survey in bad weather?

Light rain doesn’t normally stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What do I do with the report?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Leave it or get it looked at?

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Finding them now means less to put right, whatever height the roof is. In Plashet, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. London terraces rarely offer a view of the whole roof from one spot, so in Plashet we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

What affects the cost of drone roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Extensions, dormers and garages with roofs of their own
  • Whether it is a home or a commercial building
  • The shape of the roof and its details
  • Whether thermal imaging or a drone is needed

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

There is no need for technical words. It’s enough to let us know:

  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from the ground or a window
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work

Every survey is priced before it’s booked, so you know where you stand. Our price is from £400, including VAT. To book, ring 07833 053749 or use the contact form.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Roofs and gardens beyond the one we are surveying
  • Flying in a flight restriction zone without the airport’s permission
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey before booking. What our survey covers.

Roofs we survey in Plashet

  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Large and complex roofs
  • Fragile roofs
  • Chimney stacks

Do you need a drone roof survey in Plashet?

Walking on some roofs does more harm than good. Older slates and tiles break easily, and some sheet roofs are fragile. A drone lets us see them closely without touching them.

Problems we come across frequently include:

  • Blocked valleys and parapet gutters
  • Blistered or cracked flat roof coverings
  • Slates or tiles shifted by high winds
  • Ridge pieces that have lifted

For a London address like Plashet, it helps to know about controlled parking before the day.

Questions to ask before you book

  • What follow-up you get after the report
  • What insurance they carry
  • How much experience they have with roofs like yours
  • What the survey will not cover

What’s in a roof survey

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first.
