Pre-purchase roof surveys in Plashet

Buying a home or a new roof in Plashet

Plashet is about 1 mile from the edge of the flight restriction zone around London City Airport. If your survey includes the drone, the exact boundary is checked for the address first. With Valentines Mansion about 2.2 miles north, Plashet sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Church of St Barnabas, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Woodgrange Park station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Plashet is about 2 miles north-east of Plaistow, in Greater London. We cover Plashet and the rest of Greater London, as part of our work across London and South East England. We cover towns and villages across Greater London, from the larger towns to small villages. You can also see our page for London.

About our pre-purchase roof survey in Plashet

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both if you want the fullest picture. Typical surveys look at flashings that have lifted or split and gutters that overflow or drip at the joints, across natural slate, gutters and downpipes and chimney stacks.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Plashet, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

The survey, step by step

We do not take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. The survey typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. For a visit in Plashet, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Advice

Checking the roof from ground level

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Common roof problems in Plashet

A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

A survey can pick up problems such as:

  • Gutters that overflow or drip at the joints
  • Slipped or missing slates and tiles
  • Signs of past leaks inside the loft
  • Cracked flaunching or crumbling chimney pointing

Controlled parking zones are common in London, so mention any permit rules for Plashet.

What to check before booking

  • What they will not be able to tell you
  • How long they’ve been surveying roofs
  • Whether they hold professional indemnity and public liability insurance
  • Whether you get a written report with photos

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Notice patches of new decoration in top-floor rooms
  • For a flat, check who is responsible for the roof
  • Request records of any re-roofing
  • Ask for loft access on the day

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photos to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

What a survey costs

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • House, block, shop or office
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • Features like valleys, chimneys, dormers and parapets

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What to let us know when you get in touch

What helps most when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
  • The reason for the survey, like buying, a leak or storm damage
  • Your timetable, such as an exchange date

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

Questions from Plashet

Can you fly a drone over a roof in Plashet?

That depends on where the roof is and on the weather. Plashet is about 1 mile from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Is my home in Plashet listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a roof survey by an experienced roof surveyor, with a written report and photographs. It does not cover the rest of the property, which a RICS survey does.

Will the roof report help me negotiate with the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. We cannot promise how the seller will respond.

What we look for on each type of roof

Natural slate

Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked.
