About our thermal roof survey in Plashet

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. If you are worried about moisture around outlets and upstands and gaps in loft insulation, a survey will tell you what’s going on.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Plashet as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a thermal roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirming water without moisture readings
  • An energy rating for the building
  • Hidden layers that need to be opened up to check

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.

Questions from Plashet

Can you fly a drone over a roof in Plashet?

That depends on where the roof is and on the weather. Plashet is about 1 mile from the edge of the flight restriction zone around London City Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Will parking be an issue for a roof survey in Plashet?

Normally it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

How quickly is the report sent?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can a thermal camera see water?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That is why we check any patterns with moisture readings.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How do I book a survey in Plashet?

Just phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What we do, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a visit in Plashet, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before the survey

  • If you are buying, check with the agent that we can get in
  • If the roof is shared, arrange access with whoever manages the building
  • Point out any leaks or damp patches

How we price thermal roof surveys

To price your survey, we look at:

  • Basic, Standard or Premium
  • The size of the roof
  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

What to let us know when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • The kind of building and roof involved
  • Photos of the roof, taken safely from the ground or a window
  • Access details, such as a loft hatch or a shared roof
  • Your postcode, so we can check access and travel

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Airspace, weather and Plashet roofs

Plashet is about 1 mile from the edge of the flight restriction zone around London City Airport. Where the drone is part of the survey, the exact boundary is checked for the address first. Valentines Mansion, about 2.2 miles north, is one of the historic houses in the wider area around Plashet. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Take a building like Plashet School: thermal images can show where wet insulation sits under a big flat roof. If you run a business near Stratford Centre, large commercial roofs are often easiest to see by drone or thermal camera. The streets around a church like Church of St Barnabas are often among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Plashet is about 2 miles north-east of Plaistow, in Greater London. Wherever you are in Plashet, we can come and survey your property. Plashet is one of the places in Greater London we cover. We also survey roofs in London.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Clear a path to the loft hatch before we arrive
  • Check outlets after heavy rain
  • Take photos of stains as they appear, so we can compare
  • Ask us about the forecast if rain is expected

Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

How the survey changes by roof type

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.
