Drone roof surveys for homes and businesses in Fortis Green

Neighbours’ privacy matters on every flight. The camera stays on your roof, not on neighbouring homes and gardens. If your roof is joined to a neighbour’s, it is worth letting them know about the visit. We inspect only what the owner has asked us to. Flights are kept as short as the job allows and focused on the roof in question. Typical surveys look at chimney tops in poor condition and slates or tiles shifted by high winds, across large and complex roofs, flat roofs on upper floors and fragile roofs.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Fortis Green as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey changes by roof type

Flat roofs on tall buildings

Leaks often start at outlets, edges and around plant. We photograph them closely, as far as the flight allows.

Steep slate and tile slopes

Steep slopes are hard to inspect safely on foot. From the air, every course of slates or tiles can be seen, showing slipped, cracked and missing pieces.

Fortis Green questions

Is drone flying allowed in Fortis Green?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or heavy rain.

Is my home in Fortis Green listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

How much is a survey?

Prices start from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Is Fortis Green in your area?

Yes. We survey roofs across London and South East England, Fortis Green included.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Whether the roof structure meets design loads
  • Anything inside the loft or under the coverings
  • Flying in a flight restriction zone without the airport’s permission

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Tall and steep roofs
  • Valleys and parapet gutters
  • Large and complex roofs
  • Flat roofs on upper floors

Why it’s worth a survey now in Fortis Green

Planning roof work without seeing the roof is a gamble. Our report shows the condition of each area. You can tackle the urgent items first. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

All our prices include VAT. Drone roof survey starts from £400, including VAT. You will know the price for the job before booking.

Why book with us

  • Packages from £150, inc. VAT
  • 5,000+ roofs surveyed
  • Drone flown under a CAA Flyer ID and Operator ID
  • Independent findings on the roof’s condition

Drones, thermal imaging and Fortis Green roofs

London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Steep or complicated roofs are frequently hard to see from the ground, which is where aerial photos and thermal images help.

If you look after a shop, office or commercial unit, for example near Grand Arcade, big, flat commercial roofs are where photos from the air and thermal images help most. Heath Hall, about 1.4 miles south-west, is one of the historic houses in the wider area around Fortis Green. Photos from the air and thermal images let an old roof be checked without anyone disturbing it.

Fortis Green is about 1 mile south-east of Finchley, in Greater London. Prices for drone roof surveys in Fortis Green

To price your survey, we look at:

  • Building height and the viewpoints available
  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Which survey package you book

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

These details help when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there is a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where applicable. The survey usually takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Getting ready for the survey

  • Keep pets inside or away from the areas we are looking at
  • Have keys ready for side gates, garages or roof access doors
  • For a flat or shared roof, check access with whoever owns or manages the building

Booking a survey

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or email us.

When to book a survey in Fortis Green

After storms, owners want to know what has moved. Damage on a high or steep roof is hard to judge from the garden. Close-up photos make it clear what has been disturbed.

We are frequently asked to look at:

  • Slates or tiles shifted by high winds
  • Eroded pointing on a chimney stack
  • Worn lead at chimneys and walls
  • Coverings that have slipped high up on the roof

For an older house near a landmark like United Reformed Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Choosing a roof surveyor

  • Is VAT included in the price?
  • Which parts of the roof they’ll actually see
  • Whether you can ask questions once you have the report
