How a drone roof survey works in Chelsea Harbour

Our drone weighs under 250g, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. We keep it in sight throughout, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. Safety comes first on every visit. If you’re worried about debris building up in hidden gutters and ridge pieces that have lifted, a survey will tell you what’s going on, on tall and steep roofs, large and complex roofs and flat roofs on upper floors alike.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How the survey works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. On timing, most surveys take an hour or two for a house, or half a day or so for a commercial building. From the street, a London terrace normally shows only its front slope or parapet, so in Chelsea Harbour we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of
  • Mention any parking restrictions on your street

Advice

Chelsea Harbour questions

Are there drone restrictions around Chelsea Harbour?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London Heliport in Battersea covers Chelsea Harbour, or comes right up to its edge. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it’s given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather.

Will parking be an issue for a roof survey in Chelsea Harbour?

Parking in Chelsea Harbour, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

Do you take photos of the roof?

Yes. The report includes photographs of what we found.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

What does the report include?

Written findings with photos, covering the condition of the roof, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Drones, thermal imaging and Chelsea Harbour roofs

The flight restriction zone around London Heliport in Battersea covers Chelsea Harbour, or comes right up to its edge. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it is given. There are several hotels within about a mile and a half of Chelsea Harbour. If you look after one, a large roof can be surveyed without guests having anyone working above them.

If you look after a shop, office or commercial unit, for example near Southside Wandsworth, big, flat commercial roofs are where photos from the air and thermal images help most. If you run a hotel or guest house in or near Chelsea Harbour, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition.

Why get it checked now?

Photos from a drone survey show how the roof looks today. Comparing them with later photos shows what has changed. It helps when you plan ahead. In Chelsea Harbour, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we look for on each type of roof

Flat roofs on tall buildings

Felt frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

Chimney stacks

Leaning stacks and loose pots are easier to judge from above. We record what we find with photos.

Common roof problems in Chelsea Harbour

Steep and tall roofs are hard to inspect safely. Three-storey houses, blocks of flats and tall commercial buildings are common examples. A drone gets close-up views from a safe position on the ground.

Here are some of the things we see often:

  • Coverings that have slipped high up on the roof
  • Standing water on a flat roof
  • Tired mortar and pots at the top of a stack
  • Lifted or split lead flashings

With Carlyle's House about 0.8 miles north-east, the area around Chelsea Harbour has a long history. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera doesn’t touch the roof itself.

What a roof survey includes

Useful tips for Chelsea Harbour property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Share the postcode so we can check for restrictions
  • Expect a little longer if permission is needed
  • Allow for a change of day in poor weather
  • Make sure there’s room outside for the drone to take off

The Premium Survey report comes the same day. Drone photographs are included where we could fly, alongside the other checks in the package.

Every so often, look in the roof space with a torch, keeping to boarded areas. The underside often shows problems before the outside does. Take photos of any changes.

Honest limits

In fairness, a roof survey has limits:

  • Anything inside the loft or under the coverings
  • Flights in strong wind or a downpour
  • Flights in a restricted zone without permission

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.
