Drone roof survey in Merton Park

Drones need reasonable weather. Strong wind or heavy rain rules out a flight, because control and safety come first. If the day turns out unsuitable, we will talk about another date or inspect what we can by other means. We check the forecast before the visit and again on site. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. Typical surveys look at flat roofs on upper floors that hold water and slates or tiles shifted by high winds, across tall and steep roofs, flat roofs on upper floors and fragile roofs.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Share the postcode so we can check for restrictions
  • Tell next door if the drone will be near their property
  • Move stored items away from the hatch
  • Keep dogs indoors during the visit

The Premium Survey includes an in-person consultation to talk through the photos and findings. It is a chance to ask about anything in the report.

Look at the roof from ground level after strong winds. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

The survey, step by step

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a London area like Merton Park, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. You give us the address so we can check the airspace.
  2. If permission is needed, we ask for it ahead of the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors
  • Make sure the loft hatch can be reached

Advice

Roof by roof

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. A drone keeps everyone off them.

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.

Surveys for landlords and agents in Merton Park

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Any of our surveys can be booked by landlords, agents and building managers in Merton Park. To discuss a property or a block, phone 07833 053749 or send us an email.

What happens if roof problems are left?

A drone survey disturbs nothing on the roof. Fragile slates and tiles stay as they are, so the survey does not create new problems. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Airspace, weather and Merton Park roofs

The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Merton Park. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. With Southside House about 1.4 miles west, Merton Park sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Merton Park Primary School will know that a drone or thermal camera can show a large roof in a single visit. The streets around a church such as St Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Shop and office owners around Southside Wandsworth may find that thermal images can show trapped moisture across a wide commercial roof.

Common questions in Merton Park

Is drone flying allowed in Merton Park?

It depends on the exact address and the weather on the day. Merton Park is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying.

Is parking a problem for a survey in Merton Park?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
