Drone roof survey in Shortlands
Our price is from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. There is a 12-month follow-up as well. We’ll tell you if a drone isn’t the right tool for your roof. You get a written report with the close-up photos from the flight. Typical surveys look at gaps where slates or tiles have gone and blistered or cracked flat roof coverings, across chimney stacks, large and complex roofs and flat roofs on upper floors.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we are surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building when you book. The extra view helps most on steep slopes, tall stacks and rear additions.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we cannot see
To be straight with you, there are limits to any roof survey:
- Close-up photos of next door’s property
- Flights in high wind or heavy rain
- Flights in a restricted zone without permission
If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and doesn’t.
What we check
- Valleys and parapet gutters
- Chimney stacks
- Tall and steep roofs
- Flat roofs on upper floors
- Large and complex roofs
- Fragile roofs
What happens on the day
After the inspection, everything we found is written up in a report with photographs. As for time on site, it typically takes about one to two hours at a house, including the airspace and weather checks before take-off. From the street, a London terrace typically shows only its front slope or parapet, so in Shortlands we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- You give us the address so we can check the airspace.
- We arrange any permission that’s needed before we fly.
- We assess the wind, the weather and the surroundings before take-off.
- The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
- Your report arrives by email, with close-up photos and recommendations.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Check we can get to the back of the property
- Jot down any questions you want answered

Flying and imaging in Shortlands
With Bromley Palace about 0.8 miles north-east, Shortlands sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.
For businesses in and around places such as The Mall, large commercial roofs are often easiest to see from above or with a thermal imager. Anyone responsible for a site like Highfield Infants' School will know that big roofs are where photos from the air and thermal images show the most at once. For a London address like Shortlands, it helps to know about controlled parking before the day, along with any off-street space.

Should I look at the roof myself first?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Leave it or get it looked at?
On a tall building, problems are often found only when water comes in. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
Drone roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Shortlands questions
Is drone flying allowed in Shortlands?
It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain.
Is parking a problem for a survey in Shortlands?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
What’s the best way to book?
Just ring 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Does the report include photos?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
Does the weather affect the survey?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.
How much does a drone roof survey cost in Shortlands?
Our price is from £400, including VAT. You’ll know the price for the job before booking. To get a price, phone 07833 053749 or use the contact form.
What affects the cost of drone roof surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- The height of the building and how the roof can safely be seen
- The use of thermal imaging or a drone
- Whether it is a home or a commercial building
- How big the roof is
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
Booking your survey
These details help when you get in touch:
- Whether there is a loft hatch, a shared roof or tricky access
- The kind of building and roof involved
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, like an exchange date
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
Rented homes, blocks and businesses
