South Hornchurch: your questions answered
How do I find out if my home in South Hornchurch is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is drone flying allowed in South Hornchurch?
It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in strong wind or a downpour.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
Do you need to get into the loft?
Typically, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
Does the report include photographs?
Yes. Photographs are part of every report.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Drone roof survey in South Hornchurch
Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and tell you. Prison sites also have drone restriction zones. Typical surveys look at ridge pieces that have lifted and moss and weeds taking hold up top, across chimney stacks, fragile roofs and valleys and parapet gutters.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in South Hornchurch, the address is checked against all of them, and permission is never taken for granted.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What a drone roof survey does not cover
Some things can’t be seen without opening up the roof, and that sets some limits:
- Roofs and gardens beyond the one we are surveying
- A flight where airspace permission is refused
- Whether the roof structure meets design loads
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.
What this survey covers
- Chimney stacks
- Large and complex roofs
- Valleys and parapet gutters
- Tall and steep roofs
- Fragile roofs
- Flat roofs on upper floors
How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes an hour or two at a house, including the airspace and weather checks before take-off. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in South Hornchurch runs like any other.
- First, we check whether a drone is the right tool.
- We agree a date, including weekends, subject to the weather.
- Aerial photos are taken of your roof only, not the neighbours’.
- Where there’s safe access, we check the loft as well.
- You get photos, findings and clear recommendations.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Leave side gates unlocked
- Have any paperwork from past roof work to hand

Advice
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Drones, thermal imaging and South Hornchurch roofs
Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Rainham Hall, about 0.9 miles south, is one of the historic houses in the wider area around South Hornchurch. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Take a building like Whybridge Junior School: a view from above covers a wide roof far faster than walking it. As a London address, South Hornchurch can be tricky for parking: let us know about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised. If you run a business near The Brewery, thermal images can show trapped moisture across a wide commercial roof.

Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Share the postcode so we can check for restrictions
- Tell us about any leaks or concerns
- Check there is room outside for the drone to take off
- A word with neighbours beforehand helps
The Premium Survey includes an in-person consultation to talk through the photos and findings. It is a chance to ask about anything in the report.
Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On tall buildings, use a professional with the right access equipment. Blocked hidden gutters cause many leaks.
Prices for drone roof surveys in South Hornchurch
Prices always include VAT. The things that change the price are:
- Roof area
- Whether it’s a home or a commercial building
- Height and safe access
- Chimneys, valleys, parapets and other details
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
What we need to know
You don’t need to know any roofing terms. Just tell us:
- Any deadline, like an exchange date
- How the loft is reached, if there is one
- Where water is showing inside, if it is
- Why you want a survey: buying, a leak, a storm or new work
Most bookings start with a short call: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Roof by roof
Steep slate and tile slopes
Steep roofs are risky to walk on. From the air, every course of slates or tiles can be seen, showing slipped, cracked and missing pieces.
Chimney stacks
Our drone check of a chimney is visual, not a flue, gas or sweep inspection. If the flue needs a specialist, we’ll tell you.
