Winfield House, about 1.7 miles east, is one of the historic houses in the wider area around Kilburn. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.
If you run a hotel or guest house in or near Kilburn, a roof problem can mean rooms out of use. If you run a business near O2 Centre, a commercial roof can be photographed from above without anyone walking on it.

Drone roof survey in Kilburn: what you get
We carry out drone roof surveys in Kilburn and across London and the South East, where the airspace and the weather allow. Flights take place on weekdays and at weekends. We check the airspace for your address before booking a flight. The report includes the drone photos and our recommendations. To check whether your roof suits a drone survey, call 07833 053749 or email us with the address. We survey fragile roofs, large and complex roofs and flat roofs on upper floors, and common reasons people get in touch are vegetation in valleys and gutters and coverings that have slipped high up on the roof.
London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Different roofs, different checks
Flat roofs on tall buildings
Outlets, edges and roof plant are common problem areas. They’re all captured in close-up, as far as the flight allows.
Valleys and parapet gutters
When a parapet outlet blocks, water can come inside. Outlets and any debris around them are photographed.
Do you need a drone roof survey in Kilburn?
After storms, owners want to know what has moved. It’s hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.
Look out for signs like these:
- Lifted or split lead flashings
- Ridge and hip pieces working loose
- Hidden gutters full of leaves
- Standing water on a flat roof
As a London address, Kilburn can be tricky for parking: a visitor permit or a nearby bay makes the day easier.
Before you book any roof surveyor
- Which parts of the roof they’ll actually see
- What’s outside the scope of the survey
- Are they insured for the work?
- Do they have a CAA Flyer ID and Operator ID for drone work?
For landlords and managing agents
We also survey roofs for businesses and commercial landlords. Larger roofs take longer.
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

What we cannot see
It’s a careful look at the roof, not the whole story. The main limits are:
- A flight where airspace permission is refused
- The underside of the roof (that needs an inside check)
- Photos in conditions too poor to fly

Kilburn: your questions answered
Is parking a problem for a survey in Kilburn?
It rarely stops a survey, but it’s worth planning. Tell us what parking is available nearby, and the visit is planned around it.
Can you fly a drone over a roof in Kilburn?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Does the report include photos?
Yes. Photos are part of every report, so you can see each point for yourself.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Why act early in Kilburn
A drone survey disturbs nothing on the roof. Nothing is cracked or dislodged by footsteps, so the survey does not create new problems. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

The survey, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. In a London area like Kilburn, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.
