How a roof survey works in Salfords

We inspect everything that’s safely in view: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. Typical surveys look at ridge tiles that have lifted or moved and leaking gutter joints and downpipes, on clay and concrete tiles, ridges, hips and valleys and chimney stacks.

In a village or hamlet like Salfords, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. Around Salfords, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

What happens if roof problems are left?

A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time. In a small place like Salfords, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Surveys for landlords and agents in Salfords

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays and at weekends, which can make access easier.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Roof by roof

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, especially at the verges and ridge.

Salfords questions

Can a landlord with a rental near Salfords station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details.

Can you fly a drone over a roof in Salfords?

It depends on the exact address and the weather on the day. Salfords is inside, or right on the edge of, the flight restriction zone around Redhill Aerodrome. We ask the aerodrome for permission before flying there, and only fly if it is given. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Can you check whether my roof contains asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

How long will you be at the property?

Allow an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when you book.

What does a roof survey include?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Common roof problems in Salfords

Some damage starts inside the loft space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is often mistaken for a leak.

Common reasons to book include:

  • Cracked mortar along the ridge
  • Standing water on a flat roof
  • Torn or sagging underlay
  • Slipped, cracked or missing slates and tiles

Take a building like Salfords Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • Whether VAT is added on top
  • Are they insured for the work?
  • How long the report takes to arrive
  • Whether you get a written report with photos

What to expect from a roof survey

Local roofs in Salfords

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Homes near green spaces like Earlswood Common can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you let a flat or house near Salfords station, a dated record of the roof is useful when planning maintenance across a let.
