How a roof survey works in South Nutfield
Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We survey lead flashings, flat roofs and the roof space, and people most frequently book us about blocked, sagging or leaking gutters and leaning or weathered chimney stacks.
Some older homes in villages like South Nutfield are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips that help
You do not need to be a roofer to help. Here’s what helps most:
- Find records of any re-roofing or repairs
- Clear the loft hatch area before we arrive
- File the report with your home documents
- Check the roof from ground level after storms
File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.
Roofs, chimneys and gutters in South Nutfield
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. South Nutfield is inside, or right on the edge of, the flight restriction zone around Redhill Aerodrome. If the drone is used for your survey, we ask the aerodrome for permission first, and only fly if it is given.
If you own a rental within reach of Nutfield station, the gap between tenancies is a good time to have the roof looked at. Take a building like Nutfield Church CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from South Nutfield
Are there drone restrictions around South Nutfield?
It depends on the exact address and the weather on the day. South Nutfield is inside, or right on the edge of, the flight restriction zone around Redhill Aerodrome. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Common roof problems in South Nutfield
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.
Here are some of the things we see often:
- Leaking gutter joints and downpipes
- Lifted, split or missing lead flashings
- Slipped, cracked or missing slates and tiles
- Standing water on a flat roof
If you run a business near The Belfry, a roof report helps plan work around trading rather than after a leak.

What we do, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where it applies. The survey typically takes an hour or two for most houses; commercial roofs usually need 3–4 hours. Rural addresses near South Nutfield can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller
- Leave a clear route to the loft
