Leave it or get it looked at?

Without a survey, you are guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed. Older and listed buildings around Lyne may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

About our roof survey in Lyne

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey clay and concrete tiles, ridges, hips and valleys and flat roofs, and the problems we’re asked to look at most are water stains on rafters and ceiling joists and loose ridge or hip tiles.

Older buildings in small places like Lyne may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips from our surveys

These tips come from what we see on roofs every week:

  • File the report with your home documents
  • Keep a record of damp patches and dates
  • Leave roof access to professionals
  • Ask about a flat roof on an extension or garage too

We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

What a roof survey looks like in Lyne

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look. Botleys Mansion, about 1 mile south, is one of the historic houses in the wider area around Lyne. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Lyne and Longcross CofE Aided Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces such as Riverside Walk can get more leaves in their gutters in autumn.

Lyne is about 3 miles south of Egham, in Surrey. From houses to flats and shops in Lyne, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Surrey, from the larger towns to small villages. There is also a page for Guildford.

We survey roofs across the KT16 postcode area for roof surveys and the streets around it. We cover properties on Almners Road, Pantiles Close and Lyne Lane and the roads around them. If you’re just outside Lyne, we cover Chertsey (1 mile east), Trumps Green (2 miles west), Ottershaw (2 miles south), Stonehill (2 miles south-west) and Row Town (2 miles south-east). Within a short drive, we also cover Guildford (10 miles south), Woking (5 miles south), Camberley (9 miles south-west), Epsom (12 miles east), Ewell (12 miles east) and Egham (3 miles north).

How the survey works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes an hour or two for most homes, depending on how many separate roofs there are. For a village or hamlet like Lyne, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a written report with photos and recommendations.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors

What we can’t see

It is useful to know what a survey won’t do before booking:

  • How the roof will behave in every kind of weather
  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we look at

  • Chimney stacks
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Flat roofs
  • The roof space
  • Lead flashings
  • Natural slate

Landlords, agents and block managers in Lyne

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Landlords and agents in Lyne book surveys as well as householders. A written report with photographs gives you a clear record of the roof, useful for planning maintenance.

Common questions in Lyne

Does a conservation area affect roof work in Lyne?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Lyne?

Yes, Lyne is on our map. Villages and rural addresses get the same survey as a town house.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

What affects the price in Lyne

We confirm the price for the job before you book. This is what makes a difference:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How big the roof is
  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

Booking your survey

When you call or email, these details help:

  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from ground level or a window
  • How the loft is reached, if there is one

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.
