How we price roof surveys

We confirm the price for your survey before you book. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details
  • If the survey needs thermal imaging or a drone

Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know

Once you know what you need, call 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Roof survey in Trumps Green

Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We’re often asked to look into torn or sagging underlay and ponding, splits or blisters on flat roofs, on lead flashings, chimney stacks and clay and concrete tiles.

Older buildings in small places like Trumps Green may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Why it’s worth a survey now in Trumps Green

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We look at them before they cause trouble. Outbuildings and barns around Trumps Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the report is not charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two for most houses; commercial roofs usually need 3–4 hours. In a hamlet or village like Trumps Green, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller

Your questions about roof surveys in Trumps Green

Will you come out to Trumps Green?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Trumps Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

What if it rains on the day?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Faults hidden behind ceilings or boarding
  • Confirmation of asbestos in soffits or cement sheets
  • A structural engineer’s report

If in doubt, ring 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

Roofs, chimneys and gutters in Trumps Green

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Botleys Mansion, about 2.2 miles south-east, is one of the historic houses in the wider area around Trumps Green. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. If you own a rental within reach of Virginia Water station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Trumps Green is about 3 miles south-west of Egham, in Surrey. Surveys in Trumps Green work the same way as everywhere we cover: a careful inspection, photos and a written report. Across Surrey, we cover Trumps Green and the places around it. You can also see our page for Guildford.

What we are asked to look at in Trumps Green

Weather is the main thing that wears a roof down. Strong gusts work at anything that is not firmly fixed, while rain gets into every gap. Small faults that start this way grow over time.

Here are some of the things we see frequently:

  • Loose ridge or hip tiles
  • Debris building up in roof valleys
  • Standing water on a flat roof
  • Leaning or weathered chimney stacks

If you look after a building such as Trumps Green Infant School, a written record of a large roof helps plan work for the holidays rather than in term time.
