Different roofs, different checks

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded.

About our roof survey in Blackheath

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. We survey the roof space, ridges, hips and valleys and lead flashings, and the problems we are asked to look at most are leaning or weathered chimney stacks and standing water on a flat roof.

Older buildings in small places like Blackheath may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Tips that help

Small things make a difference. Our tips:

  • Mention any damp patches when booking
  • Hold on to the report for future surveys
  • Include dormers, porches and garages when you book
  • Clear the loft hatch area before we arrive

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Local roofs in Blackheath

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Chilworth Manor lies about 1.1 miles north, so building around Blackheath goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. Anyone responsible for a site like Chilworth CofE (Aided) Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Chilworth station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Blackheath questions

Do you cover smaller places like Blackheath?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

I let a flat near Chilworth station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Will the report say how many years my roof has left?

Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Surveys for landlords and agents in Blackheath

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

We survey roofs for landlords and agents as well as homeowners. A report with photos gives you a clear record of the roof.

What this survey cannot tell you

It is useful to know what a survey will not do before you book:

  • How the roof will behave in every kind of weather
  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What our survey covers.

What this survey covers

  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • The roof space
  • Ridges, hips and valleys
  • Chimney stacks
  • Natural slate

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours at most homes, and about three to four hours for a commercial roof. Rural addresses near Blackheath can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Point out any leaks or damp patches
  • Let us know about parking near the property
  • If you are buying, let the agent know when we’re coming

Book a survey
