Electronic leak detection in Blackheath

Our ELD testing covers flat roofs in Blackheath and the rest of London and the South East. A visit normally takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. We quote electronic leak detection for each roof, as the method and time depend on the roof. You get a photo-illustrated written report. If you are worried about damp inside with no sign on the roof and a flat roof leak that can’t be traced, a survey will tell you what’s going on, on green roofs, liquid-applied waterproofing and flat roof membranes alike.

In a village or hamlet like Blackheath, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

How the survey changes by roof type

Inverted and paved roofs

Paving and terraces cover the membrane. Suitability depends on the layers.

Liquid-applied waterproofing

Pinholes in a coating can let water through. ELD can help locate them on suitable roofs.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof covered by fixed equipment
  • How wet the insulation is
  • Leaks from walls, copings or rooflights

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. What our survey covers.

What we look at

  • Roof terraces and balconies
  • Flat roof membranes
  • Single-ply roofs
  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Green roofs

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes a length of time set by the roof’s area and construction, which we’ll explain when we quote. If you have questions on the day, just ask. Cottages and farmhouses around Blackheath frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets out of the way during the survey
  • Have any paperwork from past roof work to hand

Advice

Why get it checked now?

Testing a new membrane before it is covered is easier than tracing a leak later. Covered roofs are harder to test. Older and listed buildings around Blackheath may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Flat and commercial roofs around Blackheath

With Chilworth Manor about 1.1 miles north, Blackheath sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

The streets around a church such as Church of St Martin are often among the oldest in a place, and if your house is among the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near Chilworth station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Chilworth CofE (Aided) Infant School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

How we price electronic leak detection

A few things affect what a survey costs:

  • Whether it is a home or a commercial building
  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

What to let us know when you contact us

A little information up front helps. Please include:

  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date

You can call us seven days a week. To book or ask a question, phone 07833 053749 or send us an email.

Blackheath: your questions answered

Is my home in Blackheath listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Blackheath?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Will I get photos?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

Can you test a green or ballasted roof?

In some cases. The layers on top and the build-up below decide it, and some may need lifting. We will discuss it before we quote.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.
