Roof surveys around Elmbridge Village

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Around Elmbridge Village, as everywhere, small roof faults are simplest to sort before they let water in. If you look after a building such as Glebelands School, large buildings have long gutter runs and big roofs that need checking like any other.

Roof surveys for homes and businesses in Elmbridge Village

We survey roofs in Elmbridge Village and across London and South East England. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or email us. Typical surveys look at slipped, cracked or missing slates and tiles and cracked mortar along the ridge, on clay and concrete tiles, ridges, hips and valleys and flat roofs.

Somewhere as small as Elmbridge Village, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

You don’t need to know any roofing terms. It is enough to let us know:

  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window
  • What kind of property and roof it is

Questions from Elmbridge Village

Do you cover Elmbridge Village?

Yes, Elmbridge Village is within the area we cover. We work right across London and the South East. You can phone 07833 053749 or drop us an email with the address and some details.

Does a conservation area affect roof work in Elmbridge Village?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will explain what’s needed.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.

Do you go up on the roof?

Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • Asbestos testing of any kind
  • An exact number of years the roof has left

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

  • Flat roofs
  • Lead flashings
  • Natural slate
  • Chimney stacks
  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Include dormers, porches and garages when you book
  • Watch for slipped slates after bad weather
  • Check we can open the loft hatch
  • Mention any damp patches when you book

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Keep the roof space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.

Roof by roof

Flat roof coverings

Felt flat roofs frequently last around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about one to two hours for most homes, depending on how many separate roofs there are. Somewhere like Elmbridge Village needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Find any records of previous roof work
  • If it isn’t your property yet, arrange access through the agent
