Roof surveys for homes and businesses in Rowly
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. Typical surveys look at ponding, splits or blisters on flat roofs and slipped, cracked or missing slates and tiles, across clay and concrete tiles, the roof space and chimney stacks.
In a village or hamlet like Rowly, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Roof surveys around Rowly
Historic houses such as Chilworth Manor, about 4.3 miles north, show how far back building in the area around Rowly goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Anyone responsible for a site like Glebelands School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Cucknell's Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Landlords with a home close to Chilworth station may find that the gap between tenancies is a good time to have the roof looked at.

- If the survey needs thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- Whether it is a home or a commercial building

Helping us price your survey
You don’t need to know any roofing terms. Just tell us:
- Your postcode, so we can check access and travel
- Any deadline, like an exchange date
- What made you get in touch
- What kind of property and roof it is
Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.
Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Practical tips
A survey works best with a little help from you, before and after. Tips:
- Include dormers, porches and garages when booking
- Make sure we can open the loft hatch
- Mention any damp patches when you book
- Photograph stains when they appear
Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
What we look for on each type of roof
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.
Clay plain and peg tiles
Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move.
What we cannot see
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A structural engineer’s report
- How the roof will behave in every kind of weather
- Asbestos testing of any kind
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.
What we check
- Ridges, hips and valleys
- Clay and concrete tiles
- Natural slate
- The roof space
- Chimney stacks
- Lead flashings
- Flat roofs
What we do, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Rowly can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
How to prepare
- Leave a clear route to the loft
- Note where any stains or damp appear
- Dig out any old roof reports or invoices

FAQs for Rowly
Does a conservation area affect roof work in Rowly?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you come out to Rowly?
Yes, Rowly is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Does the weather affect the survey?
Light rain doesn’t usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.
Will you climb onto the roof?
Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
