Roof surveys for homes and businesses in Tilford Reeds
Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey ridges, hips and valleys, lead flashings and clay and concrete tiles, and common reasons people get in touch are cracked or blistered flat roof coverings and loose ridge or hip tiles.
Older buildings in small places like Tilford Reeds may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Your questions about roof surveys in Tilford Reeds
Is my home in Tilford Reeds listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Tilford Reeds?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
How we price roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- Features like valleys, chimneys, dormers and parapets
- Extensions, dormers and garages with roofs of their own
- Which survey package you book
- Whether thermal imaging or a drone is needed
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.
Getting in touch
You don’t need to know any roofing terms. It’s enough to let us know:
- Anything about access we should know
- The type of building and roof, like pitched or flat
- Photos of the roof, taken safely from the ground or a window
- Any deadline, such as an exchange date
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or email us to find out.
How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Tilford Reeds frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.
Preparing for the visit
- If it is not your property yet, arrange access through the agent
- Tell us about any leaks, stains or damp patches you know of
- Leave a clear route to the loft

Honest limits
To be straight with you, a roof survey has limits:
- How the roof will behave in every kind of weather
- Asbestos testing of any kind
- Faults hidden behind ceilings or boarding
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What our survey covers.
Roofs we survey in Tilford Reeds
- Clay and concrete tiles
- Lead flashings
- Chimney stacks
- The roof space
- Natural slate
- Ridges, hips and valleys
- Flat roofs
Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Common roof problems in Tilford Reeds
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors.
Most people get in touch when they’ve noticed something like this:
- Standing water on a flat roof
- Gutters that overflow in heavy rain
- Valley linings that have cracked or split
- Lifted, split or missing lead flashings
If you live in an older home near Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Before booking any roof surveyor
- Whether VAT is in the quoted price
- How soon the report will arrive
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- What insurance they carry
Roof surveys in Tilford Reeds: local notes
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If you live near a park like Moor Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. Anyone responsible for a site like All Saints CofE Aided Infant School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
