How the survey changes by roof type

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Roof survey in Millbridge

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. If you’ve noticed loose ridge or hip tiles and loose chimney pots, we can find out what’s behind it, on clay and concrete tiles, the roof space and ridges, hips and valleys alike.

In a small place like Millbridge, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Useful tips for Millbridge property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Let us know about any leaks or stains you’ve seen
  • Mention any flat roofs as well as the main roof
  • Check we can open the loft hatch
  • Look for debris in the garden after high winds

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Your questions about roof surveys in Millbridge

Does a conservation area affect roof work in Millbridge?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can a landlord with a rental near Farnham station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is Millbridge in your area?

Yes. We survey roofs across London and South East England, Millbridge included.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

Millbridge homes and their roofs

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Farnham Castle about 3.1 miles north, Millbridge sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Mary the Virgin: its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces such as Underdown nature reserve can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Farnham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Millbridge often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photographs and recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Make sure we can get to the back of the property
  • Point out any leaks or damp patches

Advice

What this survey cannot tell you

A survey is a proper look at the roof, but it cannot do everything. Its limits include:

  • A promise that the roof won’t leak in future
  • Asbestos testing of any kind
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Flat roofs
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Lead flashings
  • Natural slate
  • The roof space

Why get it checked now?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We check them before they cause trouble. In a small place like Millbridge, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your roof before you book.

Why us?

  • Visits on any day of the week
  • Thermal imaging and drone inspection where they help
  • We hold a CAA Flyer ID and Operator ID
  • A written report with photos

How we price roof surveys

Prices always include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

Getting in touch

To price your survey accurately, we will ask about:

  • Pictures from the garden or a window, if you have them
  • Your timetable, like an exchange date
  • How the loft is reached, if there is one
  • The property’s address and postcode

We confirm the price for the job before booking, so you know the cost up front. Roof survey starts from £150, including VAT. To book, call 07833 053749 or use the contact form.
