Signs you need a roof survey in Dippenhall

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

Look out for signs like these:

  • Cracked or blistered flat roof coverings
  • Loose ridge or hip tiles
  • Leaking gutter joints and downpipes
  • Worn lead at chimneys and abutments

Anyone responsible for a site like Potters Gate CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

  • Whether the loft space is looked at, where there is one
  • Whether VAT is added on top
  • What insurance they carry
  • Which limits apply to the survey

What to expect from a roof survey

Roof survey in Dippenhall

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you are worried about loose ridge or hip tiles and crumbling chimney pointing or cracked flaunching, a survey will tell you what’s going on, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Roofs, chimneys and gutters in Dippenhall

About 1.4 miles east lies Farnham Castle, a reminder of how long the area around Dippenhall has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near St Francis, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Trees in and around Underdown nature reserve shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

How the survey changes by roof type

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Natural slate

From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Confirmation of asbestos in soffits or cement sheets
  • An exact number of years the roof has left
  • Whether the roof structure meets design loads

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and does not.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. Most visits take about 1–2 hours at most homes, and more on a big or complicated roof. Somewhere like Dippenhall needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Agree roof access with the managing agent if it’s shared
  • Let us know about parking near the property

Advice

Dippenhall: your questions answered

Do you cover smaller places like Dippenhall?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Dippenhall is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or email us.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Can you survey a roof I share with a neighbour?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.
