Dippenhall questions
Is my home in Dippenhall listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Dippenhall?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Will you fly a drone over my roof?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It isn’t a replacement for a RICS survey.
Do you need access inside the house?
Where possible, yes. We look in the loft space where there is safe access, and views from upper windows help too. The agent or seller can arrange entry.
Can you survey in bad weather?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.
Pre-purchase roof survey in Dippenhall
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. You get a report with photographs. If you’re worried about gutters choked with leaves and moss and worn or lifted lead flashings, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Dippenhall, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take an hour or two for most houses, with bigger or more complicated roofs taking longer. Around Dippenhall, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Do you need a pre-purchase roof survey in Dippenhall?
Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, particularly when they’re only visible from an upper floor.
A survey can pick up problems like:
- Loose pots and cracked flaunching
- Flashings that have lifted or split
- Signs of past leaks inside the loft
- Ponding, blisters or splits on a flat roof
If you let a flat or house near Farnham station, a roof report gives you a clear picture before you buy or settle up with a roofer.
Before you book anyone
- Which viewpoints they use to see the roof
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How much experience they have with roofs like yours
- What the report includes, and whether it has photos
For landlords and managing agents
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which can make access easier.
What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Faults hidden behind ceilings, boards or coverings
- A valuation or a promise of a lower price
- Confirmation of asbestos in cement sheets or soffits

Why act early in Dippenhall
Even if you go ahead regardless, knowing the roof’s condition helps you plan. You’ll know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. Outbuildings and barns around Dippenhall are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.
Why us?
- An independent view of the roof
- Clear package prices, including VAT
- PI and public liability insurance
- Every finding written up with photos

Can I check my roof myself?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
What a pre-purchase roof survey looks like in Dippenhall
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most. Farnham Castle, about 1.4 miles east, is one of the historic houses in the wider area around Dippenhall. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as St Francis, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
