When you need someone else

It helps to know what a survey will not do before you book:

  • A structural engineer’s report
  • The condition of the rest of the building (that’s a RICS home survey)
  • A promise that the roof won’t leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

What this survey covers

About our roof survey in Emmbrook

We survey roofs in Emmbrook and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or drop us an email. We survey lead flashings, the roof space and natural slate, and people most frequently book us about gutters that overflow in heavy rain and slipped, cracked or missing slates and tiles.

Around Emmbrook, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof often fail before good slates or tiles do.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How it works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours for most houses, or half a day or so for a commercial building. Parking around Emmbrook is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

Before we arrive

  • Check pets are kept safely away
  • For flats, check roof access has been agreed
  • Unlock side gates and any roof access doors

Advice

Emmbrook: your questions answered

Do you cover smaller places like Emmbrook?

Yes, Emmbrook is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Can a landlord with a rental near Wokingham station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What does a roof survey cost?

Prices start from £150, including VAT. You will know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or email us.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Leave it or get it looked at?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. Around Emmbrook, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What a roof survey looks like in Emmbrook

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Emmbrook Infant School: a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Wokingham station, a dated record of the roof is useful when planning maintenance across a let. If you own one of the older houses in the streets near Woosehill Community Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Check the roof from ground level after storms
  • Let us know about past leaks
  • File the report with your home documents
  • Clear the loft hatch area before we arrive

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

How we price roof surveys

To price your survey, we look at:

  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages
  • The type of building, from a house to a block or an office

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What we need to know

These details help when you contact us:

  • The kind of building and roof involved
  • Dates you are working to, such as exchange
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work

Once you know what you need, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
