Your questions about chimney surveys in Emmbrook

Do you survey roofs for landlords with property near Wokingham station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you cover smaller places like Emmbrook?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Chimney surveys for homes and businesses in Emmbrook

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed staining on walls around the chimney and redundant stacks capped without ventilation, we can find out what’s behind it.

Around Emmbrook, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

Leave it or get it looked at?

A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a roofer. Around Emmbrook, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Surveys for landlords and agents in Emmbrook

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the chimney stack, with photographs.

Businesses and commercial landlords can book us too. Larger roofs take longer.

Local roofs in Emmbrook

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Take an older house close to Woosehill Community Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Wokingham station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Emmbrook Infant School, large buildings have long gutter runs and big roofs that need checking like any other.

What affects the price in Emmbrook

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • House, block, shop or office
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • The shape of the roof and its details

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Getting in touch

If you can, have these to hand when you get in touch:

  • The property’s address and postcode
  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is

Every survey is priced before it is booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or send us an email.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Look at the chimneys with binoculars after a storm
  • Book a sweep for flues that are in use
  • Have brackets on the chimney checked
  • File photos of the stacks with your home records

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Check your stacks from the street or garden after a storm. With binoculars, you can frequently see cracked flaunching or lifted lead.

Honest limits

In fairness, a roof survey has limits:

  • Whether the flue is safe to use
  • Hidden sides of a shared stack
  • Whether a stack needs rebuilding on structural grounds

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and does not.

What this survey covers

  • Chimney pots and cowls
  • Flaunching
  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney breasts

How it works

The aim of the visit is simple: to see as much of the chimney stack as can be seen safely and record it clearly. Notes and photos go into the written report. It normally takes about one to two hours at a typical home, and longer for a large or complex roof. Homes around Emmbrook often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a photo-illustrated written report and our recommendations.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • If the roof is shared, arrange access with whoever manages the building
  • Make a note of anything you’d like us to look at
